Sell or Buy a House in Plymouth With the Facts Checked First

Our work is home selling, inherited and probate houses, divorce home sales and home buying help. Before a price is set or a document is signed, we review the preliminary title report, the required disclosures and recent comparable sales, for properties around Plymouth, Sutter Creek and Ione.

How a Sale Runs With Us

Each step has a reason, and you will know what we are checking and why.

  1. 1

    Opening call

Tell us about the property, whose names are on title and the date you need to be finished. That conversation can happen on the phone, over video or in our Plymouth office. We flag anything out of the ordinary, such as an open estate, a pending divorce or a second loan.

  2. 2

    Pull the records

We order a preliminary title report and review county records, permits and loan statements. This is where most hidden problems surface, and where they are cheapest to solve.

  3. 3

    Written plan and price

You get a plan that covers price, suggested repairs or credits, required disclosures and inspections, and a realistic timeline. You decide what to do with it.

  4. 4

    Market and negotiate

We prepare the property information, present it to buyers and handle offers, counteroffers and inspection requests. Each term is explained before you sign.

  5. 5

    Escrow to closing

We track contingency deadlines, appraisal and loan conditions, and work with escrow and title until the deed records and funds release.

What We Help With

Our experience runs back to 2015 as a real estate agent, and we have held a real estate broker license since 2021. The work falls into four areas: home selling, inherited and probate houses, divorce home sales and home buying help. When you hire us to sell, you are not locked in. The agreement lets you cancel easily at any time up until the house goes under contract.

    Home Selling

We sort out what actually sets the house's value, then price, prepare and market it on that evidence and carry the sale through escrow.

    Inherited & Probate Houses

Help selling a house that came through a will, trust or probate court, starting with who can sign and which court steps apply.

    Divorce Home Sales

We sell the shared house during a divorce, starting with title, loan and court-order checks so both spouses get the same facts and a clean escrow.

    Home Buying Help

We help buyers trace each inspection finding to its cause, then write offers and repair requests that match the house they are actually getting.

About Our Work

We are a small brokerage that works the way a careful inspector would. Before anyone talks price, we want to know what the title says, what the disclosures will show and what the property honestly compares to. That habit saves sellers from price cuts late in escrow and saves buyers from surprises after they move in.

Much of our work involves situations with more than one decision maker: siblings settling an estate, a personal representative answering to a court, or spouses dividing property. Clear records and plain explanations keep those sales moving, so we put both in writing for everyone who needs to sign.

Why Sellers and Buyers Start With Us

Most failed sales trace back to something nobody checked early: a lien, a missing signature, an unpermitted room, a price set on the wrong comparables. We look for those first so the plan is right the first time.

We read the title report before pricing
A preliminary title report shows who must sign, what loans and liens are recorded and whether an old easement or judgment is attached. Finding a problem in week one costs a phone call. Finding it in week five can cost the buyer.
Comparables chosen for the right reasons
A house on acreage with a well and septic does not compare to one on city sewer a mile away. We pick sales that match lot size, water source, square footage and condition, and we show you why each one was used.
Disclosures prepared early, not at the last minute
California sellers owe buyers a Transfer Disclosure Statement, a Natural Hazard Disclosure and more. We walk through them with you at the start, because a surprise in disclosures is the most common reason a buyer asks to renegotiate.
Repair advice based on payback
We tell you which fixes a buyer's inspector will flag and which ones simply will not return their cost. Often the honest answer is to disclose a worn item and price for it rather than spend money before the sale.
Meetings that fit your schedule
We meet at our office or by phone and video. Heirs in other states and spouses who prefer separate conversations can each take part without traveling.

Where We Work

Plymouth is our home base, and our clients come from throughout Amador County and the western El Dorado County foothills. In Amador County that means Ione, Jackson, Sutter Creek, Pine Grove and Buckhorn. To the north and west we also cover Rancho Murieta, El Dorado Hills, Cameron Park, Diamond Springs and Shingle Springs. Foothill parcels often come with private wells, septic systems and fire hazard zone disclosures, and we plan for those from the first conversation.

What Shapes Your Sale Price and What You Keep

The number a buyer pays and the number you take home at closing are two different figures. Both depend on a handful of factors we can check before the house goes on the market. Here is what moves them most.

Every estimate we give is a written breakdown of expected price range and costs drawn from records and recent sales. We update it as facts come in, and we never quote a number before checking them.

Condition and inspection findings
Roof age, foundation movement, older electrical panels and plumbing all show up in a buyer's inspection. Knowing them in advance lets you choose between fixing, crediting or pricing them in.
Well, septic and rural systems
Many foothill properties rely on a private well and septic system. Buyers and lenders often want a septic inspection and well flow or water quality tests, and the results can shift the price or the timeline.
Title and loan payoffs
Existing mortgages, home equity lines, tax liens and judgments are paid from the proceeds at closing. A clear payoff picture early tells you your real net.
Closing costs and commission
Escrow fees, title insurance, county transfer tax and the brokerage commission all come out of the sale. We list each one in writing before you sign with us.
Season and market timing
Buyer activity changes through the year, and interest rates change what buyers can pay. We look at recent pending and closed sales to judge timing, not guesswork.

Questions People Ask Before They Start

Something not covered here? (209) 348-1130

How do you decide what price to recommend?

We compare recent closed and pending sales that match the property on lot size, square footage, condition and water and sewer source. We adjust for differences you can point to, like a newer roof or an unpermitted addition. You get the comparables in writing so you can see how the number was reached.

Does probate have to close before an inherited house can be sold?

In many cases, no. The sale can usually begin once the court appoints a personal representative. Many California estates qualify under the Independent Administration of Estates Act to sell using a Notice of Proposed Action rather than a court confirmation hearing. We review the letters and the authority they grant first, since that sets which route applies.

What happens if we are divorcing and both names are on the title?

Both owners normally need to sign the sale documents unless a court order says otherwise. We keep communication even-handed, share the same information with both sides and coordinate with your attorneys on how proceeds are held in escrow.

Do I need to make repairs before selling?

Not always. We look at what a buyer's inspection is likely to find and compare the cost of each repair to its effect on price. Some items are worth fixing, and others are better disclosed and priced in.

What if I sign with you and then want out?

Our agreement has an easy exit. You may cancel it at any point before the house goes under contract. Once a buyer's contract is signed, the terms of that purchase contract govern.

Do you also help people buy?

Yes. Our home buying help covers reviewing disclosures, reading inspection reports, checking well and septic findings and writing offers with sensible contingencies. We suggest talking with a lender early so your price range is set before you start looking.

Can the whole sale be handled without an in-person visit?

Yes. Every stage works by phone and video, and our Plymouth office is there if you would rather sit across a table. Heirs living out of state and sellers who have already moved often finish the entire sale remotely, signing documents through escrow.
